

Situated in the historical core of the City of Varna and is part of the Architectural and Archaeological Reserve “Ancient City of Odessos – Varna,” Preslav 3 is an immovable cultural heritage property.
Preslav 3 is a mixed-use building, constructed in 1911.
Originally intended as a residential building, with a painting workshop located on the ground floor. At a later stage, the ground floor was used as a warehouse for printed materials, while the remaining floors remained for residential purposes.
The new use case will be an 8-apartment hotel with a ground-level restaurant. The project scope was a full preservation of the façade, restoration of the existing building and an additional floor.
The design was deliberate in echoing the intended architectural language, specifically in strengthening and restoring the façade to its original appearance, including the renewal of ornamentation.
